Damage: If something is damaged, please let us know right away. We value honesty and will work with you to find a fair resolution, whether the damage is minor or significant.

Wildlife: Our homes are often in rural areas, so you may encounter insects (bees, spiders, flies), small animals (squirrels, raccoons), and occasionally larger wildlife (deer, bears). Please be prepared for nature during your stay and remember they’re more afraid of you than you are of them.

Power & Internet Outages: Outages can happen in this area due to weather or other factors. Because they are out of our control, we do not provide refunds for these interruptions, but we’ll do our best to help you work around them.

Weather: Rain, wind, snow and extreme heat and humidity are possible depending on the season. Please plan your travel accordingly, as we cannot refund missed stays due to weather conditions preventing travel.

Additional Guests & Occupancy Limits: The listed occupancy applies to your entire stay, not just overnight guests. Any extra guests or events must be approved in writing before arrival. Unapproved gatherings or over-occupancy will result in immediate removal without a refund.

Pools, Hot Tubs & Outdoor Amenities: These features may be seasonal. If your booking is at the beginning or end of the season and you’re concerned, check with us to confirm availability.

Mail & Packages: You may have mail or packages delivered during your stay, but please ensure they arrive while you are present and are clearly addressed with your name. We are not liable for any lost or stolen packages.
