This spacious home will accommodate your group of up to 12 very comfortably. The living area is wonderfully open with plush seating that will accommodate your entire group and encourage everyone to spend time together. The home also offers several separate areas to spend time in, including the front deck, picnic tables under the trees, and balconies in the back on warmer evenings, where you can grill up a tasty meal. In the expansive basement, take your pick and play ping-pong, pool, foosball, or shuffleboard, or watch Netflix with your friends and family in the stylish den. Take advantage of ski and gear storage, laundry, a fully outfitted kitchen and plenty of other amenities to feel at ease.

Guests have access to the entire property and house:

• Main floor: kitchen, living, dining and desk with two bedrooms and bath.
• Second floor: two bedrooms and baths. Seating area
• Third floor: two bedrooms
  -Basement: seating den, pool table, shuffleboard, foosball, laundry, ski storage

Stays during Memorial Day, Fourth of July and Labor Day are three days minimum (Friday to Monday) at the weekend rate. Additional days on the front or back end of the trip are permitted and will be charged at the standard weekday rate.

Pets are allowed on a case by case basis and depending on the animal breed and size.

You will note the grill and fireplace. We do not guarantee propane or firewood will be available, but it is for purchase at the general store at the entrance to hunter of the host. If we have either, you may use it.

Risk of COVID-19 is taken by the guests and therefore does not alter our cancellation policies.

-Alterations:
Reducing nights from your reservation is subject to the cancellation policy and may not be approved. Extensions are almost always welcome, though last-minute requests may require cleaner confirmation.

-Regular Maintenance:
Essential services, such as lawn care, snow removal, pool/hot tub cleaning (where applicable), and pest control, may occur during your stay. These vendors follow a regular schedule, though days and times can vary slightly. We kindly ask that you allow them to complete their work quickly so you can enjoy the rest of your day.

-Damage:
If something is damaged, please let us know right away. We value honesty and will work with you to find a fair resolution, whether the damage is minor or significant.

-Wildlife:
Our homes are often in rural areas, so you may encounter insects (bees, spiders, flies), small animals (squirrels, raccoons), and occasionally larger wildlife (deer, bears). Please be prepared for nature during your stay and remember they’re more afraid of you than you are of them.

-Power & Internet Outages:
Outages can happen in this area due to weather or other factors. Because they are out of our control, we do not provide refunds for these interruptions, but we’ll do our best to help you work around them.

-Weather:
Rain, wind, snow and extreme heat and humidity are possible depending on the season. Please plan your travel accordingly, as we cannot refund missed stays due to weather conditions preventing travel.

-Additional Guests & Occupancy Limits:
The listed occupancy applies to your entire stay, not just overnight guests. Any extra guests or events must be approved in writing before arrival. Unapproved gatherings or over-occupancy will result in immediate removal without a refund.

-Pools, Hot Tubs & Outdoor Amenities:
These features may be seasonal. If your booking is at the beginning or end of the season and you’re concerned, check with us to confirm availability.

-Mail & Packages:
You may have mail or packages delivered during your stay, but please ensure they arrive while you are present and are clearly addressed with your name.
